Application Checklist

The following list of important information is needed by our team so that we can obtain for you a full mortgage commitment.  It is imperative that you obtain all the pertinent information below that applies to you.  If you are not sure if it will be needed, bring it with you to your mortgage application so that we can determine if it will be required by us for your full mortgage commitment.

Employment Information:

• Most recent pay-stubs to cover one month
• W-2’s for the previous two (2) years
• Name, address, and phone numbers of all employers for the previous two (2) years
• Self-Employment, commissioned based, or bonuses need complete federal tax returns with all schedules for the past two (2) years PLUS year to date profit – loss statements.
• If you receive child support or alimony, a copy of the order stating the amount of the support along with proof that it has been received for the past three (3) months.

Asset Information:

• Last three (3) months of bank statements for all checking and savings accounts, credit union statements certificates of deposit, and savings bonds or stock statements.  Make sure you bring ALL the pages (even if the last page is blank).
• Documentation of vested interest funds (IRA’s, 401k’s, etc…) and cash value of any life insurance policies.
• If you are getting a GIFT make sure that the full gift amount is DEPOSITED prior to application.  This helps in the processing of your loan.  TELL Sam prior to signing application if this is the case!

Miscellaneous Information:

• Applicants who have previously been married (within the last 10 years), please provide divorce decree, separation agreement, property settlement agreement, and support orders if applicable.
• Addresses for all previous residences for the past two (2) years along with landlord name, address, and phone number if you rented.

VA Loans: 

• Copy of DD214 and Certificate of Eligibility
• If refinancing, copy of Deed, ALL tax bills, and copy of homeowners insurance.

Property Information:

• Sales contract for property (if you are under agreement)
• Tax information for the property (multiple listing sheet & tax record).
